We start with a conversation about your timing, priorities, and what a “good outcome” looks like for you. I’ll inspect the property, review recent comparable sales, and note the features that matter most to buyers. You’ll receive clear guidance on likely price range and next steps.
Together we plan the preparation that will have the biggest impact without overcapitalising. That may include minor repairs, styling advice, and presentation improvements. We also confirm the selling method, target buyer profile, pricing approach, and a realistic timeline so everyone is aligned before going to market.
Once the campaign goes live, I manage enquiries, inspections, and buyer follow-up, then keep you updated with straightforward feedback. You’ll know what’s happening, what buyers are responding to, and what questions are coming up. If adjustments are needed, we make them early and with evidence.
When offers come in, I present them clearly and explain the conditions, risks, and likely outcomes. I negotiate firmly but fairly, then coordinate the contract process with solicitors/conveyancers and other parties. From acceptance through to settlement, I keep the process moving and help resolve issues promptly.
